Developed with a “new urbanism” style, featuring sidewalks, pocket parks and open green spaces, The Cottages at Daytona Beach are now open.
“We pride ourself in being a very innovative company,” said Davis Maxwell, Capstone Communities vice president of development. “Our goal with each cottage-style development is to create a sense of community unlike what you would normally find in a traditional apartment setting. Cottage-style living is perfect for people who want the space and privacy of a house with the amenities and convenience of an apartment.”
This is the second project in Capstone Communities cottage-style development program, recently completing a similar project in Huntsville, Ala. The firm has additional projects under construction in South Carolina, North Carolina, Florida and Georgia. Construction on The Cottages began in December 2020 with completion expected by the end of the year.
Although the first residents moved in last month, the official ribbon-cutting ceremony with local dignitaries was April 21 at the development, which sits on 30 acres of land off Interstate 95, just north of the Tomoka Town Center. A reception in the clubhouse followed with model unit tours.
The 283-unit rental complex offers a mix of one, two and three-bedroom cottages, including private outdoor yards and patios.
“We’re excited to say this is our first community in Florida,” Mr. Maxwell said. “We’re excited to say this is the first of its kind in Daytona Beach. You get the luxury of having really a single-family home. You have your own private walls. You have your own fenced in backyard. We really feel being in this location is going to provide a fantastic housing solution and option for those residents that will live here in Daytona Beach.”
The Cottages are a signature project for Daytona Beach, City Manager Deric Feature said. “I’m delighted that this developer has built something like this in our community. I look forward to many more developments like this coming to our area.”
After the ceremony, Ben Walker, a Capstone principal, said the community is leasing well. “Seeing the finished product is fantastic.”
The cottages also feature smart home technology so you can control your heating and cooling, and door locks with your smart phone. Pets are allowed. Renters pay their own electric and water bills.
Designed by Birmingham-based Nequette Architecture & Design, The Cottages have nine-to-12-foot ceilings, wood-grain flooring, in-unit washers and dryers, quartz countertops, stainless-steel appliances, 24/7 on-call maintenance and optional enclosed garage parking. Neighborhood amenities include courtyards with pavilions and grill stations, a central clubhouse with a resort-style pool, state-of-the-art fitness center, dog park and valet trash.
Capstone is a Birmingham-based real estate firm specializing in development, management and construction of student and multifamily housing. In 2017, it expanded to the build-for-rent movement with the introduction of its cottage-style developments.
CBI Construction Services, Capstone’s in-house builder, is the general contractor for The Cottages at Daytona Beach, and another division, Capstone Properties will be the leasing agent and property manager.
